After the recent launch of PRYPCO Mint, the first licensed real estate tokenization platform, in partnership with Dubai Land Department, Dubai’s Regulatory Authority, and powered by Ctrl Alt blockchain, the region’s first property token ownership certificate has been issued.

In a LinkedIn post Ali Jamal, CEO of Cryptos Consultancy shared the deed which was initially posted by Dr. Mahmoud Al Buraj Senior Director of real estate policies and innovation at Dubai Land Department.

Jamal Ali noted, “The world’s first property token ownership certificate has just been issued! No other city or country has done this. Tokenization isn’t a theory. It’s happening. And Dubai is leading from the front. This isn’t just a pilot, it’s a working blueprint for the global future of real estate and virtual asset economies. For those building in real estate, blockchain, or the broader virtual asset space now is the time to pay close attention.”

While Dr. Buraj had noted, “Dubai is issuing first ever property token ownership certificate that no other city or country did. Thank you for all who bought piece of Dubai and were the first to own tokenized real estate. Be ready for second property?”

The fully funded property attracted 224 investors from over 40 nationalities, with an average investment amount of AED 10,714, underscoring the platform’s wide appeal and the growing appetite for accessible, tech-enabled real estate opportunities in the region.

The deed shows ownership tokens in DAMAC Maison Prive. It shows how 1093 tokens purchased gives 0.8129 shares in the property.

A few days earlier Dubai Land Department had announced that they had launched the region’s first tokenized real estate investment project through the ‘Prypco Mint’ platform. The initiative implemented in partnership with Prypco, the Virtual Assets Regulatory Authority (VARA), the Central Bank of the United Arab Emirates, and the Dubai Future Foundation (DFF) through the Real Estate Sandbox.

Moreover, Zand Digital Bank was appointed as the banking partner for the project’s pilot phase, positioning Dubai as the first city in the MENA region to adopt a licensed platform for real estate tokenization.

As per the Dubai Land Department press release, ” The pilot phase of investment in tokenized real estate, marking the activation of the digital platform mint.prypco.com. The platform enables users to generate returns and own a share in a prime real estate project in Dubai. Currently available exclusively to UAE ID holders, the platform is set to expand globally in the near future, with additional platforms to be integrated in later phases, further reinforcing Dubai’s position as a global hub for innovation in tokenized real estate.”

The project offers individuals innovative investment opportunities through the purchase of tokenized shares in ready-to-own properties in Dubai, starting from just AED 2,000. All transactions are carried out exclusively in UAE Dirhams, with no use of cryptocurrencies during the pilot phase.

DLD emphasized in their announcement that tokenized assets will represent up to 7% of Dubai’s real estate market by 2033 equivalent to $16 billion and that Prypco Mint will be at the cornerstone of this transformation.

Investing through Prypco tokenized platform saves investors 2% in fees

On LinkedIn, Prypco announced they were live on May 26th stating, “PRYPCO Mint is now live — unlocking a new era of real estate investing in Dubai.” On their website they explained, “By using PRYPCO Mint, investors pay only half the DLD fees, just 2% instead of the standard 4%, making real estate investments more affordable and accessible.”

UAE based Air Arabia airline is now accepting the AED stablecoin, AE Coin, developed by MBank ( Al Maryah Bank) for payments such as flight booking. The airline is the first in MENA to offer a stablecoin based payment option. Users can book their flights using the AEC Wallet application developed by MBank.

As the UAE’s first regulated AED-backed stablecoin, AE Coin is pegged 1:1 to the UAE dirham, ensuring price stability, security, and low transaction fees. With this integration, Air Arabia’s customers can now select the AEC Wallet at checkout when booking via the airline’s website.

Binance the number one crypto exchange globally in terms of market share, with licenses in both UAE and Bahrain within the MENA region, has launched partnering with Riyadh Chamber and Gulf Colleges.

A year ago As per the X post, Binance Academy held their first workshop on Blockchain and crypto fundamentals was held at AlYamamah University in Riyadh KSA.

This time, more than 60 participants attended the event include Chief Marketing Officer of Binance, Rachel Conlan.

At the event the Binance Academy team and Gulf Colleges and Riyadh Chamber signed a partnership that includes expanding Blockchain education program in Saudi.

The Binance Academy offers courses on Web3, Crypto, blockchain. It is one of the largest educational hubs in the blockchain industry. and its mission is to teach everyone about blockchain technology.

Binance the leading global crypto exchange, which holds a license both in the UAE and Bahrain within the MENA region, and which recently received a $2 billion investment from MGX an Abu Dhabi technology investment company, has announced the listing of World Liberty Financial USD (USD1) on May 22nd 2025. Binance listed World Liberty Financial USD (USD1) and opened trading for the following spot trading pair USD1/USDT. Users can now start depositing USD1 in preparation for trading.

One day prior Donald Trump’s crypto venture World Liberty Financial launched its stablecoin on Kucoin which was recently banned from the United States after admitting to violating anti-money laundering laws and agreeing to pay a $300 million fine.

USD1 Listing Fee: 0 BNB. The crypto exchange also noted it added World Liberty Financial USD ( USD1) to Binance Simple Earn, “Buy Crypto”, Binance Convert, and Binance Margin at the respective dates and timings listed below. USD1 Flexible Products will be listed on Binance Simple Earn at 2025-05-22 12:00 (UTC) and will be available for subscription.

Users can buy USD1 with VISA, MasterCard, Google Pay, Apple Pay, Revolut or buy and sell USD1 with their account balances on the “Buy Crypto” page, available within one hour of USD1being listed on Binance Spot.

Users will also be able to start trading USD1 against BTC, USDT, and any other tokens on Binance Convert at zero fees within one hour of USD1 being listed on Binance Spot. Binance Margin will add USD1 as a new borrowable asset on Cross and Isolated Margin, as well as the USD1/USDT pair on Cross and Isolated Margin at 2025-05-22 12:20 (UTC).

This comes weeks after Eric Trump announced that the stablecoin used for the investment into Binance by UAE sovereign AI fund MGX, was World Liberty Financial USD.

Richard Teng talks to CNN about MGX Investment into Binance but not the name of stablecoin

Yet even in his most recent interview with CNN, Richard Teng still did not disclose the stablecoin that was used in MGX investment into Binance, while he did talk about what this means for the future of AI and crypto.

In a new series, entitled Intelligent Future which focuses on how technology is revolutionizing our world, CNN’s Becky Anderson sat down with Binance’s CEO, Richard Teng.

He noted that crypto is the future. It is a technology that is traceable, trustless, and decentralized. It allows you to build financial infrastructure, any infrastructure, tokenization, supply chains and so many other uses cases.

He adds that in the current financial structure, it takes two days to send money at high costs, crypto and stablecoins resolve this.

When asked about MGX investment into Binance with $2 billion. Teng stated, ” Abu Dhabi and UAE are always at the forefront of thinking and development of the future world. If you look at MGX it is AI, datacenter investment advance technology power house, so we are glad that this is our first institutional investment, This is the first strategic minority investment into Binance, the largest in the crypto industry and the largest paid in stablecoins.”

He says it also shows the future role is one of convergence between traditional finance, blockchain, crypto, AI, so he believes it will be very interesting.

As for the final question on how important that the USA is now getting onboard the crypto program. Teng says, that this is very important because the USA is the largest capital markets in the world. It accounts for over 15% of global capital markets. So when they say I am going to go long on crypto, the rest of governments and capital markets cannot chose to ignore that.”

Once regulators around the world come into play, they will benchmark themselves according to what the USA has notes Teng.

As for the next five years, Teng believes, children will grow up in the blockchain and AI world. Fees paid for financial transactions will go down substantially with settlement periods shorter. There will be more choices for investments, and use cases
